New Architectural Guidelines

Dear Homeowner,
The Declaration of Covenants and Restrictions for Ridgeway at White Plains (Declarations) provides that any improvements, alterations, repairs, change of paint colors, excavations, changes in grade or other work, which in any way alters the exterior of any lot or common area or home shall not be made without the prior approval of the Homeowners Association (HOA). The Architectural Review Board (ARB), which is a sub-committee of the Board of Ridgeway at White Plains, is responsible for reviewing and approving or disapproving such requests.
Periodically the ARB has issued guidelines for homeowners who desired to make alterations to their property or adjacent common areas. However, as our community matures and more homeowners may want to upgrade and alter the exterior of their property, the Board and the ARB realized that a more comprehensive and complete document would be needed to assist homeowners.
To that end both the Board and the ARB have developed the enclosed Ridgeway at White Plains Homeowners Association Architectural Guidelines which contains the requirements and restrictions from the Declarations as well as rules that have been deemed appropriate by the Board and the ARB through the years. These guidelines are not intended to be all-inclusive, or exclusive; rather they serve as a guide to what is often approved.
It is our hope that this document will answer your questions as to what is or is not permitted to be done to the exterior of your home, property or common area. Please review the document carefully and submit the Exterior Alteration Application located at the end of the Guidelines to the ARB when you want to make any alterations to the exterior of your property.
Kindly acknowledge receipt of this document by signing the attached. The HOA has installed a mailbox near the pool parking lot for use by homeowners to respond to HOA surveys, etc. You can use this mailbox to submit your acknowledgment.
