Fee Increases for 2026

Capital Contribution:
The purchaser of any home at RWP must pay $10,000 at the closing toward the Capital Fund. Reference: RWP November 2023, the Board voted to increase the charge to $10,000 as of January 1, 2024 to be commensurate with the fees charged by other communities in the area.
Rental Fee:
The fee for renting a home in RWP is $2500, payable to RWP, per year for each one-year lease. Leases must be a minimum of 1-year to the same individual. No short-term leases, less than 12 months, are permitted at RWP. RWP November 2024, the Board voted to increase the charge to $2500 as of January 1, 2025.
Late Fee:
Please be advised that as of July 1, 2009, the late fee penalty imposed on accounts with delinquent maintenance balances will revert back to $50.00, which is the amount required by our Declaration of Covenants, Section 8.35 - Delinquent Assessments.

Snow Removal Procedures at RWP
The following is an outline of the snow cleaning procedures, per the contract with TerraGreen (TG), to ensure the safety and convenience of RWP residents. The goal is to efficiently and effectively manage snow and ice buildup to maintain clear and safe roadways and pathways throughout the community.
1. Preparatory Measures:
· TerraGreen receives notification from its contracted weather service company and develops a plan. The plan details start times for TG truck drivers, machine operators and shovel teams.
· Preparation for snow removal is a 24/7 availability, depending on when the storm begins and ends.
· Plow and machine operators arrive approximately one hour prior to the anticipated start of precipitation.
· Roadways get pretreated, as weather conditions dictate, to prevent snow from adhering to the asphalt pavement to facilitate easier cleaning.
2. Ongoing Monitoring:
· TG continuously monitors up-to-date meteorological conditions to determine when accumulating snow is expected to end and dispatch shovel crews.
3. Final Clean up:
· Driveway and walkway cleanup begins after the storm ends.
· Depending on the severity of the storm, the weight and type of the snow and when the storm ends, the process of clearing RWP driveways and front walkways can take between 5 to 8 hours to complete.
· There are no set start and end points. Where crews begin and end is condition dependent.

TG is committed to minimizing disruptions and ensuring that residents and emergency vehicles can navigate the property with ease during winter weather events and to maintaining high standards of safety and comfort.

Select your preferred payment method and set up automatic or one-time monthly payments online by e-check (ACH) using your bank account information for FREE or by all major credit cards for a small fee.
Homeowners need to add their homes to their ClickPay profile:
1. When prompted, enter the building number (365) and the zip code (10605).
2. Using your account number from your billing statement, locate your unit in the system.
3. Confirm to add the unit.

New Architectural Guidelines
